COURCIERS MANAGEMENT TERMS AND CONDITIONS

 The service to be provided by Courciers as the key holder and Managing Agent includes:

  • A minimum of three visits to the premises to check that the property has remained in a condition similar to that at the times of last inventory.  We will report any significant changes and agree on a course of action, which could include emergency remedial work or general maintenance to be undertaken, Courciers will organise for a professional contractor to carry out the work.
  • Courciers will be available during normal working hours between 9.30am and 6pm. and can be contacted in the case of emergencies out of hours.
  • Accompanied viewings at all times even at weekends
  • Organise check in and check out Inventory services
  • Any banking or collection of any monies for landlord
  • Gas check
  • Empty property check
  • Empty property inspection report  £50.00
  • Meter reading
  • Inform utilities of new tenants
  • Full vetting via referencing company
  • Rental Guarantee

 The management fee is 12% of the annual rent  which will be paid on drawing up of Assured Shorthand Tenancy Agreement.   In the event of an emergency,  the Landlord agrees Courciers can  spend up to £250.00 without prior clearance by landlord on the understanding that this will only be undertaken under extreme circumstance such as flood, fire, theft or replacement of appliance which may be necessary for the good upkeep of the property.   All other works will be notified and agreed with Landlord in advance.
