REFERENCES

Our Landlords have all requested that tenants must be referenced before a tenancy can be granted.  We use a referencing agency who know us very well and we have been with them for a number of years. We require tenants to complete an application form with basic information, which will enable the agency to obtain the correct and up to date information for a class A Reference, for example, current address, employment details, income and previous Landlord details.  If for any reason a reference is not possible, a UK guarantor will be sought.  There is a fee of £35 for each tenant to be referenced.

TENANCY AGREEMENT

The Assured Shorthold Tenancy Agreement is usually for a fixed term of 12 months with statutory Section 21 notice being issued 2 months before end. We have agency fee of £80 to cover administration.

DEPOSIT

A deposit of one months rent is taken before the start of the agreement, this is held as a security deposit against any damage caused by the tenant during the term of the tenancy.  The deposit cannot be used against rent arrears and is held by ourselves or our Landlord.  The deposit must be paid in cash or in cleared funds before tenancy commences.  Deposit is returned subject to satisfactory check-out of the property.

 RENT

We require one months rent in advance unless negotiated otherwise.  Rent is  normally exclusive of utility bills i.e. gas, electricity, water rates and council tax. In some cases Landlords offer all inclusive rent, this is usually in the case of bedsits or rooms. Rent is due on the date stated on tenancy agreement, normally set up as a standing order from your bank to ours, or the Landlord.  It is possible to pay by cash at our offices, or cheque paid at least five working days before due date to allow for clearance and admin.

UTILITIES & COUNCIL TAX

We automatically advise all utility companies of new tenants and in the case of quarterly meters for gas and electricity provide them with a current reading. It is then the responsibility of the tenant to provide any other information requested, and pay bills on time. Regarding Council Tax, the Local Authority is also informed of a new tenant at the start of a tenancy and it is the tenants responsibility to pay the correct amount on  time. Telephone – the tenant needs to contact the appropriate service provider if a land line is required.  At the end of the tenancy all bills must be settled and confirmation given to our office.

 INVENTORY

On check-in there will be an Inventory; this will outline the condition of the Property and contents.  The tenant should pay particular attention to the Inventory content as the same Inventory will be used on check-out.  If there are any changes, apart from fair wear and tear, the tenant is responsible for the repair or replacement of such items or goods, alternatively deduction will be made from deposit.
